House hunting can be kind of soul destroying, but it doesn’t have to be.
Buying a house is a big decision and that means big pressure; it’s almost like the dreaded experience of buying jeans or a bikini, except on a much larger scale. And that’s before taking into account the social and environmental impacts of your new home. Making ethical purchasing decisions is becoming easier in all aspects of our lives (finally!), and Denman Prospect, a new suburb near the Arboretum, has come up with a couple of innovative ways to do just that.

First up, Denman is leading the way on sustainability, as it will be Australia’s first suburb to have minimum requirements for solar installation on all dwellings. Every house will have a 3kW system that will generate approximately 4000 kWh of clean electricity, reducing emissions from fossil-fuelled generation electricity by approximately 3.7 tonnes, which is about the same as an average Australian car. Through a WiFi enabled inverter you can even track your solar output on your phone.
“Denman Prospect residents can feel good about the fact that they live in an environmentally and socially responsible suburb,” Melissa explains. “Our solar initiative is great for the hip pocket because it keeps the electricity bills down but it’s also great for the environment. It’s a win-win.”
Denman Prospect is also the first entire suburb in Australia to commit to the Homes for Homes initiative, a not-for-profit scheme from The Big Issue that builds affordable housing for those in need. Homes for Homes mandates that 0.1% of the sale proceeds of all land sold in Denman Prospect will go to towards more affordable housing. There will also be a voluntary caveat on the title of all future sales, meaning homeowners can choose to donate a tax deductible 0.1% of their property price to Homes for Homes at the time they sell.
“We’re thrilled to see such a great response to the Homes for Homes initiative, which is tackling homelessness,” says Melissa. “Denman Prospect is a suburb for people who want to build the life they’ve always dreamed of and they can feel good about doing that while taking a positive step to help those who are less fortunate.”
The suburb’s ‘masterplan’ also incorporates thoughtful building design and landscaping that will maximise water and energy conservation. Also, Denman’s proximity to both the Arboretum and Stromlo Forest Park means that getting out into nature will literally be a walk in the park. There are plans for public art and routes for ACTION buses are already marked out, making public transport easily accessible. It’s no accident that Denman’s got everything you need for a healthy mind, body and soul.
