Denman Prospect’s Stage 2 Land Auction will be held Saturday 10 September 2016.
Prospective homebuyers will have the opportunity to bid on 30 residential blocks within the previously unreleased sections of ‘Mountain View’ and ‘Denman Ridge’, with prices starting from $395,000.
Previous auctions of the blocks in the first stage at Denman Prospect were strongly contested, with prices reflecting the quality of the land on offer and recent sales in adjacent suburbs in Molonglo Valley. As previously reported, it could well be Canberra’s next hottest suburb.
Melissa Evans, Head of Marketing and Communications at Denman Prospect says that this latest auction provides homebuyers with the opportunity to buy ahead of the market.
“This is a chance to buy land in one of Canberra’s blue ribbon suburbs at 2016 prices with anticipated settlement as late as January 2018.”
Blocks on offer
Denman Ridge is the most exclusive precinct in Denman Prospect featuring just 11 blocks, which back onto the Ridgeline Park. Five blocks will be auctioned in September with settlement anticipated in June 2017.
Mountain View features elevated north-facing blocks with views over the Molonglo River Valley and the Brindabella Mountains. Twenty-five blocks will be sold at September auction, with blocks ranging in size from 408m2 to 822m2. Settlement is anticipated in January 2018.
Denman’s recent advertising campaign features the tagline, ‘Made by you’. Melissa says this is a reflection of Capital Estate Developments’ desire to build a community rather than just a suburb.
The centrepiece of the community will be The Ridgeline Park, a landscaped open space featuring high quality playgrounds, public art and gardens.
“Sculptures and meeting places with elevated lookouts will blend with children’s play areas, cycling tracks and outdoor table tennis facilities,” says Melissa.
“Community gardens, amphitheatre seating and well-designed pedestrian links mean the Ridgeline Park will be the ideal space for both recreation and relaxation.”
Denman’s retail hub is also in development, with the Denman Prospect local centre set for completion by the end of 2017.
“It will include a supermarket, childcare, specialty stores, cafes and professional services,” says Melissa.
“The design will include public art, extensive landscaping and contemporary design.”
The shops will be adjacent to the east-west arterial road for access on Holborow Avenue overlooking Cravens Creek.
A sustainable focus
Denman is leading the way on sustainability, as it will be Australia’s first suburb to have minimum requirements for solar installation on all dwellings. Every house will have a 3kW system that will generate approximately 4000 kWh of clean electricity, reducing emissions from fossil-fuelled generation electricity by approximately 3.7 tonnes, which is about the same as an average Australian car. Through a WiFi enabled inverter you can even track your solar output on your phone.
“Denman Prospect is also the first entire suburb in Australia to commit to the Homes for Homes initiative, a not-for-profit scheme from The Big Issue that builds affordable housing for those in need,” says Melissa.
“Homes for Homes mandates that 0.1% of the sale proceeds of all land sold in Denman Prospect will go to towards more affordable housing.”
