The legacy behind 71 Constitution Avenue

Posted on

John Hindmarsh is one of Canberra’s foremost figures and has played a significant role in this city’s development for more than four decades, but it’s his company’s latest project—Seventy One—which holds a special place in his heart.

John Hindmarsh may have made his mark in cranes and concrete but it’s the arts where his true passion lies. Perhaps this is why Hindmarsh’s latest development stands out amongst the rest—Seventy One has mastered every aspect of detail from design, development, unique features and customisation.

“We’ve taken a little more care and time in what the outcome of this building will be. It’s going to be a little bit different from all the others,” says John.

71 Constitution Avenue holds sentimental value for John.  It is to be developed on the site of the first commercial project that his company undertook in 1984 and has been home to Hindmarsh’s head office from its completion to 2018, before moving next door to the Creswell building which was developed and built by Hindmarsh.

“When we do finally come to knocking it down, it will be quite a sad moment. But it’s unlike any other project of ours because it’s allowed us that extra bit of time to try out a number of different options. We looked at several iterations of the design and consulted with the local community throughout the process,” says John.

It’s that care and attention to detail on which the foundations of Hindmarsh are built. After 40 years at the helm of Hindmarsh, John says his company’s projects have always been built on quality, innovation and teamwork.

“We always aim to create something at Hindmarsh for everything we stand for. We have a team of professionals in development and building who have the same personal passion and dedication and our result is projects we are immensely proud of and the result is a place that you can call home for generations to come,” says John.

SEVENTY ONE – timeless appeal

Designed by the award-winning COX Architecture, ‘Seventy One’ brings together liveability, functionality, quality and a timeless appeal.

Seventy One was designed by the award-winning COX Architecture.

Natural materials are used throughout the apartments and townhouses.

The 71 intelligently-designed apartments feature a mixture of one, two, and three bedrooms, as well as a unique selection of Executive Suites providing grand three and four-bedroom living over a single level.

Each of the apartments are luxurious, spacious, light-filled—and meticulously designed for Canberra’s all-seasons climate. An internal atrium allows dual light sources so you will not see corridors or wasted space when looking at the plans. Other features include winter gardens, green spaces, north-facing windows and day beds to laze in the sun and read a book.

The mezzanine level provides the future residents’ with a multitude of spaces to relax, socialise and entertain in, with a 12 seater dining room, external entertaining area with BBQ, pizza Oven, an intermit lounge room, and external landscape area with gas fire pit for all year round use.

The Signature Collection pushes the boundaries of townhouse living, with private gardens and up to six car garages.

Big open living spaces that are sleek and light-filled.

The townhouses each have three to five bedrooms, including a luxurious master suite.

Large versatile outdoor spaces also provide private entertainment.

Seven exquisite ‘Signature Collection’ townhouse residences offer a private street address, feature three to five large bedrooms, multiple living areas, 80 sqm+ private courtyards—and up to six-car private garages.

“COX’s intelligent design work maximises the best use of space in each of the residences to make these apartments and townhouses as liveable as possible,” says John.

The ‘Signature Collection’ will be subdivided off from the apartments to provide not only your exclusive address but also a small body corporate with little to maintain. Internal access from your garage to ‘your room’ (media, workshop, teenage retreat, hobby room…the list goes on) and upstairs to your living zone with bedrooms on ground and level 1. Large versatile courtyards also provide private entertainment with heavy landscaping to provide a green space buffer.

A PASSION FOR DESIGN

Hindmarsh Development Managers Greg Smith and Mia Dragila are very passionate about the design, and have been working with purchasers to combine apartments to further fine-tune the design to their particular needs and create extraordinary spaces.

“We saw the market was lacking extra-large and spacious single level apartments, and so Hindmarsh listened. We adjusted our product by combining two large apartments to create our unique Executive Suites. These were received exceptionally well by the market, and as a result, we further combined a two-bed and three-bed apartment to create a ‘super’ Executive suite. We are listening to purchasers and working with them to ensure their next home is their forever home,” says Mia.

Greg says ‘Seventy One’ offers a very unique product to the market that is unmatched elsewhere and challenges traditional apartment living.

“We understand the importance of this site, and the sentiment it holds with John and the Hindmarsh family. Our passion for ‘Seventy One’ shows in the design, and we’ve spent a good two years finessing the final design alone.

“The design is intelligently thought through and highly functional, maximising natural light and allowing for cross ventilation to create better-living spaces. We also acknowledge great design can be further enhanced and fine-tuned,” adds Greg.

AN UNRIVALLED LOCATION

Located in the heart of Campbell, ‘Seventy One’ will give residents access to unparalleled views of Canberra, new amenities and easy access to a major transport hub, shops, cafes, supermarkets and national icons.

“I think the location and convenience of 71 Constitution Avenue is terrific. It’s a comfortable, walkable distance into Civic, Campbell shops are there, Lanterne Rooms have moved into Iskia, there’s a wonderful outlook both north and south, whether it’s to the lake, back to Mount Ainslie or to the War Memorial. It just doesn’t get much better than that,” says John.

With Hindmarsh’s headquarters just next door, John says he’s looking forward to seeing ‘Seventy One’ come to life.

“Developed by Hindmarsh and built by Hindmarsh. What we’re able to say to people is that you’ll be able to move into your apartment and you’ll know that it’s been well and truly quality assured.

“I’ll be looking forward to enjoying the environment here with our purchasers in Seventy One and they’ll only have to walk next door to find me, if they’re not happy.”
