Marian Manuka: A fresh take on independent living

With modern design, spacious light-filled rooms and a location in the heart of bustling Manuka Village, a new apartment complex is putting a fresh take on independent living.

Marian Manuka is a 44-unit complex for anyone over 55 years of age; and comfort, convenience and security are at its forefront.

Located on Franklin Street—just a short walk from Manuka Village and its neighbouring Kingston Foreshore—residents will have an abundance of shops, pharmacies, medical centres, restaurants and cafes at their fingertips.

“Because the development is in such a great location which already has lots of fantastic facilities, we didn’t include a lot of facilities in the development so that residents don’t have to pay for things that they wouldn’t necessarily use,” says Melissa Martin-Smith, Licensed Agent & Project Sales Executive at Luton Properties.

Potential buyers will get the chance to get a glimpse of the brand-new apartments on 15 April, when Marian Manuka holds its first open day.

“Featuring live music, wares from Manuka’s boutiques and Manuka-quality coffee, guests can wander through architecturally designed apartments and imagine what life could be like in one of Canberra’s most desirable locations,” says Melissa.

The development includes the choice of one, two and three bedroom apartments designed by Hindmarsh with quality of life in mind, and spacious floor-plans allowing for freedom in living configurations.

Apartments come complete with Foxtel and NBN access, quality appliances and adaptable design, and are arranged around a large internal courtyard which features tranquil gardens and a communal pavilion that can be used for a range of recreational purposes.

“The communal space can be booked out for private family dinners or if you’d like to have a cuppa or a game of chess with the other residents,” Melissa says.

“There’s a lot of people who have moved here who are on their own, so it’s important to bring that sense of community together, which also allows for greater comfort and security.”

Melissa says another benefit is that there is no maintenance involved, with a facilities service manager onsite who will be responsible for looking after all maintenance of buildings, plant and equipment, gardening, general cleanliness and any other contractual obligations.

“If you have any issues with fixtures within your unit, for example a faulty appliance, leaking tap or blown light globe, these will be fixed for you at no additional charge,” says Melissa.

“People can move in here, enjoy life, and they can lock up and leave it if they have to travel.

“A lot of people who are in their seventies now don’t want to go off to nursing homes, they want to stay in this type of development for as long as they can, and they might need some assistance along the way. If our residents need nursing staff, or meals on wheels, they can also have that down the track if they need it.”

Melissa says buyers will own their apartment at Marian Manuka on a Loan Licence Agreement—in essence, a lifetime lease—and won’t have to pay stamp duty, strata, rates or water and sewerage.

“This also means there will be no anxiety with selling, as the property is then placed on the market at the price set by the valuer,” Melissa says.

“In the event the property has not sold within six months, you will then be paid out in full that time and will not have to pay any costs associated with the selling of the property. This is a very simple and stress free way to sell.”
