Designing a house? Read this first

Designing a house from scratch is an opportunity to create your dream home—but there’s a lot that can go wrong.
Rosin Bros’ upcoming free education evening will give you the tools to ensure your dream home doesn’t become a nightmare.
Designing a house from scratch means you can create a space that perfectly matches your lifestyle, with everything in your ideal spot, right down to the placement of power points.
But get the design wrong and you could be staring down a whole lot of disappointment, not to mention cost blowouts and delays in enjoying your new home.
So where do people often go wrong?
“A common mistake is people not understanding the size of rooms, and ultimately room sizes not meeting their brief,” says Robert Rosin, co-director of Canberra building company Rosin Bros.
“Not fully understanding the proportions and sizes of the rooms as they’ve been designed means you can end up with awkward shapes or rooms that are difficult to furnish and not realising until the house is up and complete and there’s no scope for changing them.”
“There’s technology now that can help you avoid that, with virtual modelling so you can virtually walk around your plans. One of our suggestions is that plans should have the furniture layout shown in them. Or you can always do it the old school way and get sticky tape and mark it out on the floor.”

Robert and Danny Rosin.
Specialising in knockdown rebuilds and brand new homes, Rosin Bros combines Robert’s background in architectural design and his brother Danny’s in construction, offering an integrated service between the design and build process.
As second-generation Canberra builders, they’ve been in business themselves for 21 years, working on a wide range of builds.
By working with only a small number of clients at a time and incorporating the latest innovations in technology, they have a strong track record for delivering beautiful homes that knock their clients’ socks off.

And that result comes from industry experience. Robert says the vast amount of renovation and ‘flipping’ shows on television often gives people an unrealistic idea of the design and build process.
“What you see is not necessarily representative of what the actual process is. There’s so much that goes on behind the scenes in preparation on those shows,” says Robert.
“The footage that makes it on air in those shows focuses on aesthetic aspects above function and requirements. So they talk more about how it looks rather than how it works. Whereas if we’re talking to somebody about their own home, we’re first of all talking about functional and environmental aspects, and letting look and feel flow from that. Not to say that they’re not all addressed, but there’s a more logical flow of addressing the functional requirements first.”

Thinking about building a new home in Canberra? Robert and Danny are hosting a free education evening on Wednesday 27 November at Artisan Stone in Fyshwick.
On the night they’ll talk about the practical side of the building process, their top design tips and common mistakes to watch out for. And the event is completely obligation-free, with no costs involved.
“Anyone who is thinking about building should come along because they will leave better educated, and they can go into their build in the future with more confidence,” says Robert.
“They’ll be able to enjoy the process more because we’ll give tips to try and reduce some of the stress points, and ultimately if they’re more in control of the process there’s a better chance they’ll end up with the home they imagined at the start.”
